Buying a home is an emotional decision and most buyers will continue their property hunt until they find a home they fall in love with. Property buyers don’t want just any old property – they want “the” property. Most are looking for a home that is clean and welcoming and ready for them to move right into.

As a seller you should make the effort to understand buyers and the types of things they are looking for in a home.

Set the right ambience – Create the right mood in your home by spending a bit of time styling it for sale. Consider buying new linen for beds and bathrooms that you can take with you when you move. You may also like to put out fresh flowers and add some art to give the property a bit of extra colour and character.

Make a great first impression – Help buyers fall in love before they’ve even opened the front door. Spend time making the exterior of your home look immaculate. Make sure that garden beds look neat and tidy and that the lawn looks green and healthy. Also make sure the entryway is clean and free of toys or rubbish. The outside of the home is the first thing buyers, see so it needs to be as presentable as possible.

Deal with major issues – If there are any major issues likely to deter buyers then deal with these before putting the property on the market. This might include things like dodgy paintwork, roof repairs or structural issues.

Let in light – Light helps make rooms feel more open and airy so find ways to let in as much light as possible. Before inspections take the time to open windows and doors and turn on lights. To help make a home feel brighter still you could add mirrors or paint rooms in a lighter shade.

Showcase kitchens and bathrooms – Kitchens and bathrooms are the star attraction of most homes. Make sure that yours are a major attraction by making sure they are clean and free of clutter on benches or open shelves. Consider replacing old hardware or painting to give a quick and inexpensive update.
